As part of this service, we act as key holders and will visit your property on a weekly basis where we routinely carry out the following checks:
Check central heating systems and in the winter ensure that the system is fully functional against the elements and severe weather conditions.
Check security systems are fully operational and there are no signs of tampering.
Inspect the external premises to ensure the site is secure with no signs of break-ins or vandalism.
Collect/remove any post or papers from the property.
Take regular meter readings and liaise with the utility suppliers.
Organise post redirection.
Check exterior for broken roof tiles, guttering or any general weather damage.
Monthly report submitted to you, the property owner.
Liaise with the neighbours, so they have our contact should they notice anything out of the ordinary in between our visits.
We have a dedicated out of hours department covering emergency call-outs during evenings, weekends and Bank Holiday periods.
We can also offer general management services such as maintenance, routine gardening, gutter clearance, domestic cleaning, redecoration and regular window cleaning through our established network of highly regarded contractors.
Our experience in this field over many years has taught us that at any one time there are a large number of empty properties being marketed. Whilst an agent may notice obvious damage during a viewing, they are typically not aware of the issues highlighted above. If there are no viewings your property has no regular inspections at all and this can result in damage from burst pipes or even squatters.
Many insurance policies have a clause that excludes claims on properties that have been empty for more than a set period of time, during the very cold weather over the last 2 winters we heard of properties that were seriously damaged by burst pipes and where the insurance company then refused to honour a claim, as the property had been left empty for more than 3 months. We have found that a regular weekly visit to the property may allow the insurance to be continued beyond the normal cut off date. We would recommend that you check your insurance policy to ensure that a property left empty is still insured.
